How Old Is the Roof?
All roofing systems have expected lifespans, which vary depending on factors such as material, local climate and whether the roof is receiving regular maintenance. A standard asphalt shingle roof is expected to last 20 to 30 years. Other roofing systems like metal roofs are expected to last about 50 years, while tile and slate roofs typically last 100 years or more. Knowing your roof’s expected lifespan can clue you in on whether or not you need a new roof.
Has Your Roof Been Inspected Lately?
Your roof’s overall condition dictates the need for repair or replacement. This is why roofing contractors ask homeowners to perform regular roofing inspections between maintenance appointments. Inspections are fairly easy to do and can help you assess the health of your roof. There are two parts to a roofing inspection:
- Interior Inspection — Climb into the attic with a flashlight, protective gloves and a dust mask. Inspect the underside of the roof deck to see if any light is streaming through: this indicates holes in the roof. Keep an eye out for water stains on structural components like trusses, as they indicate leaks.
- Exterior — Stand in your yard and, using binoculars, inspect every inch of the roof.
